Acquiring property in Greece requires thorough legal checks. Title due diligence, identification of encumbrances and notarial completion are critical steps that the practice handles with precision.

Before any transaction, a full title search at the relevant Land Registry or Cadastre Office reveals any encumbrances, seizures, mortgages or restrictions affecting the legality of the transfer. This check is carried out systematically before the client commits to a purchase.

The transaction process involves reviewing or drafting the sale agreement, coordinating with the notary, a sworn translator (where required) and the tax authority for ENFIA and transfer tax purposes. The client is kept informed at every stage, with all documentation available in English on request.

Particular experience exists with the needs of foreign buyers, including remote representation via power of attorney, so that completion of the purchase does not necessarily require the client's physical presence in Greece.
